Never Get Another Call About Your Tenant's Trash Cans
Trash Caddy manages trash can rollout and return at rental homes across Palm Beach County, so landlords stop fielding calls about bins, HOA letters and tenant disputes. Service continues through tenant turnover and vacancy, with photo confirmation every visit. Multi-property accounts are available. Standard service is $89 per month per home. Call 561-913-2023.
Tenants and Trash Day Rarely Get Along
Your lease says the tenant handles trash. In practice, the association calls you. Cans sit at the curb for days, recycling goes out on the wrong day, a cart blows into a neighbor's yard, and the HOA sends the violation to the owner of record. Then you call the tenant, the tenant says they forgot, and the cycle repeats the next month.
It is a small problem that eats real time. Landlords with three or four homes can spend hours each month on trash-related calls, emails and fines that have nothing to do with rent or repairs.
Trash Caddy takes the tenant out of the equation. We handle the cans directly, every collection day, and your phone stops ringing about them.
Service That Survives Tenant Turnover
Turnover is when trash problems peak. The outgoing tenant leaves bags behind, the cans get forgotten during the move, and the incoming tenant has no idea which day is pickup. Vacant weeks are worse, because nobody is there at all.
Our service is tied to the property, not to whoever lives there. Rollout and return continue on the hauler's schedule through move-out, vacancy and move-in. Your new tenant inherits a routine that already works, and you do not have to explain the collection calendar to anyone.
When a home is vacant, regular rollout also makes it look occupied, which discourages squatting and break-ins during the period it is most at risk.
One Account for Every Rental You Own
Multi-property accounts let you put every rental home on a single plan with one monthly invoice. Whether your homes are clustered in one Lake Worth Beach neighborhood or spread from Jupiter to Boca Raton, each address is mapped to its own collection days and storage instructions.
Adding a newly purchased home takes a phone call. Selling one is just as easy. There is no new contract for each property and no minimum number of homes.
Bookkeeping stays clean: one line item per property, easy to allocate to each rental for tax purposes.
Photo Records That Settle Disputes
After every visit we text a photo showing the cans returned to their storage spot. Landlords use those records in more ways than you might expect: answering an HOA violation, showing a property manager that service is happening, or documenting a cart the hauler damaged.
If a tenant is leaving extra bags outside the bins, overflowing the cart or misusing recycling, the photo shows it. You can address it with the tenant using evidence instead of a neighbor's complaint.
Should You Pass the Cost to Tenants?
Many landlords build the cost into rent as an included amenity and market it as such. Others add it as a separate monthly charge where the lease allows. Some simply treat it as an operating expense that pays for itself by preventing HOA fines.
Any of these approaches works with our service. We bill the owner, and you decide how to structure it with your tenants. Check your lease language and local rules before adding a new charge mid-lease.

Frequently Asked Questions
Does service continue when the rental is vacant?+
Yes. Service is tied to the property address, not the tenant, so rollout and return continue on every collection day through move-out, vacancy and move-in. That keeps the home looking occupied when it is most vulnerable, and it means your next tenant arrives to a routine that already works. If a home will be vacant for renovation, you can pause by phone.
Can I cover all my rentals under one account?+
Yes. Multi-property accounts put every rental home on one plan with one monthly invoice. Each address keeps its own collection schedule and storage instructions, and you can add or remove properties with a call or text. There is no minimum number of homes. Landlords with two rentals and landlords with twenty use the same simple setup.
Do tenants need to do anything?+
Tenants only need to put their trash in the carts and leave the carts in the normal storage spot. We handle getting them to the curb and back. We recommend letting tenants know the service exists so they do not move the cans themselves. Some landlords add a short note to the lease or welcome packet explaining it.
How much does landlord trash can service cost?+
Standard service is $89 per month per rental home, month to month. That covers weekly rollout and return on collection days plus a photo confirmation after every visit. Multi-property accounts consolidate billing into one invoice. Trash can cleaning between tenants and Premium plans are available by quote. You can pause or cancel any property by phone.
Can I charge my tenant for this service?+
Many landlords include it in rent or add it as a separate monthly charge where the lease permits. We bill you as the owner, so how you recover the cost is your decision. Review your lease and any applicable rules before adding a new charge to an existing tenancy. New leases are the easiest place to include it.
What happens if a tenant overfills the cans?+
If carts are overflowing or extra bags are sitting beside them, our crew places what fits into the cans and photographs the rest. You receive the photo so you can address it with the tenant directly. We do not haul extra bags away, because that falls outside can service, but the documentation helps you resolve the habit quickly.
Can you clean the bins between tenants?+
Yes. Many landlords schedule a trash can cleaning at each turnover so new tenants start with sanitized, clean and fresh carts. Cleaning is done on site with our own equipment. It can also be scheduled on a regular cycle at any rental. Cleaning is priced by quote and can be added to your multi-property account.
